Tenancy Agreements Wear and Tear?

Legally I don't know but with our leasing agency it all comes out of the security deposit no matter when something is fixed. At our last place, they had to fix the floor my dog chewed up about 2 months before the lease was up and they just took it out of the security deposit at the end.
